Palm Springs is Nakheel's next community in Jebel Ali: 3 and 4-bedroom townhouses and 4 and 5-bedroom standalone villas, with prices expected between AED 3.8 million and AED 9 million. Nakheel shared this with its broker partners on 30 October 2026. Unit sizes, the payment plan and the launch date will follow at launch.
The site sits on the mainland directly beside Palm Jebel Ali, a few minutes from Sheikh Zayed Road. You have the Palm on one side and Jebel Ali Port and the free zone on the other, with Al Maktoum International Airport a short drive inland.
Jafza and Jebel Ali Port together produce 36% of Dubai's GDP, according to the Dubai Media Office. More than 11,000 companies operate in the free zone. Palm Jebel Ali is twice the size of Palm Jumeirah, with over 80 hotels planned and its first villas handing over from late 2026. The new airport terminal is an AED 128 billion project built for 260 million passengers a year. Dubai's 2040 plan names Jebel Ali as one of the city's future urban centres.
This is a first-phase release. In Nakheel communities the first phase usually carries the lowest prices and the best choice of plots. Townhouses from AED 3.8 million sit comfortably above the AED 2 million Golden Visa threshold. The villas at the top of the range offer standalone living beside Nakheel's second Palm, at a fraction of beachfront villa prices on the Palm itself.
