South Hill at Hudayriyat Island by Modon

South Hill is the name being used in the market for the next residential phase expected on Hudayriyat Island, Abu Dhabi, following Nawayef East Hill and Hudayriyat Golf Estates. Modon has not yet officially announced South Hill, its unit mix, prices or launch date, but brokers who attend developer briefings expect it to be among the most exclusive addresses on the island, with homes framed by golf-course views, open green landscape and the island's private beaches.

Demand for Hudayriyat has been exceptional. Modon's Hudayriyat Golf Estates sold around 1,700 homes worth more than AED 13 billion within days of its July 2026 launch, which Modon describes as the highest publicly recorded sales value for a single residential launch in UAE history. Earlier phases followed the same pattern: Nawayef Village (around AED 2 billion) sold out within hours in May 2025, Wadeem's residential plots (around AED 5.5 billion) within 72 hours in July 2025, and Bashayer (around AED 3 billion) within a day in December 2025.

Hudayriyat Island is an Abu Dhabi investment zone where all nationalities can buy freehold. It is about 20 minutes from downtown Abu Dhabi, with over 16 km of beaches and waterfront, Surf Abu Dhabi, the Velodrome, cycling and running tracks, and an 18-hole golf course designed by Lobb and Partners. Homes priced at AED 2 million or more can qualify buyers for the UAE 10-year Golden Visa.

Because recent Hudayriyat launches have sold out so quickly, buyers who register before launch and have their documents and deposit ready are usually best placed when allocation opens.
