Terra Heights at Expo Living

Terra Heights was the first residential release at Expo Living, the master-planned neighbourhood that Emaar is building with Dubai World Trade Centre on the edge of Expo City Dubai. Launched at the end of 2024 from AED 1.4 million, the phase has since been fully sold by the developer, so anyone wanting a home here today will be buying from an existing owner on the secondary market rather than from Emaar directly.

The scheme is made up of four L-shaped, mid-rise buildings set around two landscaped podium courtyards. Homes are limited to one and two bedrooms: one-bed layouts run from roughly 728 to 857 sq ft and two-beds from about 1,093 to 1,216 sq ft, with open-plan kitchens, balconies and, in the larger units, laundry and storage rooms. The courtyards hold separate pools for adults and children, play areas, sports courts and a yoga deck.

Expo Living sits within Dubai South, off Sheikh Mohammed Bin Zayed Road, a short walk from the Expo City grounds and the Route 2020 Metro station there. Al Maktoum International Airport is around a 10 to 15 minute drive, Palm Jebel Ali is roughly half an hour away, and Downtown Dubai is about 35 minutes by car. The planned Dubai Expo Mall forms the retail heart of the wider community.

The project suits first-time buyers, young professionals and investors looking for a compact, well-connected apartment near the airport and exhibition district. The original plan was 80/20, with 10% on booking, regular 10% instalments through construction and 20% on completion. Handover is scheduled for the first quarter of 2029. Because primary stock has gone, prices and remaining plan balances now depend on the individual resale unit.
