Sera 2 at Rashid Yachts & Marina

Sera 2 is the follow-on phase to the original Sera release at Rashid Yachts & Marina, Emaar's harbourside district at Mina Rashid. It combines one-, two- and three-bedroom apartments with a small collection of three-bedroom townhouses, which is unusual for a community dominated by mid-rise apartment buildings. Property Finder lists the release across three blocks, described as two apartment buildings and a townhouse cluster, and Emaar's site shows around 20 homes still on offer.

Emaar quotes sizes from 759 sq ft for the smallest apartments up to 2,554 sq ft for the townhouses. The landscape is built around water: a water garden and leisure pool anchor the podium, with an elevated yoga platform, outdoor gym, padel court and children's play spaces nearby. Residents also get an indoor gym, multipurpose rooms and retail at ground level, and the project is a short walk from the community's central park, sports courts and amphitheatre.

The project shares the setting of the wider Rashid Yachts & Marina masterplan, next to the QE2 floating hotel and facing the Arabian Sea, with the Burj Khalifa visible across the city. Sheikh Rashid Road and Al Mina Road link the area to Downtown Dubai, The Dubai Mall and Dubai International Airport. The district's marina is built for yachts up to 100 metres long and is planned alongside six connected district parks.

Sera 2 will appeal to families who want townhouse space in a waterfront setting, as well as buyers after a compact apartment near the older city centre. The plan follows Emaar's 80/20 format, with 10% at booking, 70% during construction and 20% at handover. Property Finder gives November 2029 as the expected completion date, which places handover in the fourth quarter of 2029, earlier than several neighbouring releases.
