Palace Residences Hillside

Palace Residences Hillside is the first of two Palace-branded towers by Emaar Properties beside Hillside Park in Dubai Hills Estate, often referred to as Tower A since the release of its sister building. It brings hotel-inspired residential living to the heart of the community, with direct links to the park's green spaces. Construction is under way and completion is scheduled for the second quarter of 2029.

The tower offers one, two and three-bedroom apartments along with a limited run of eight three-bedroom townhouses. Emaar quotes sizes from about 680 sq ft for the smallest one-bedrooms up to roughly 2,622 sq ft for the townhouses, with two-bedrooms around 1,060 sq ft and three-bedroom apartments near 1,880 sq ft according to listings. Shared spaces include a pool, shaded cabanas, lounges, an outdoor gym, padel courts and table tennis.

Hillside Park and Dubai Hills Park are both close by, alongside Dubai Hills Mall and the Dubai Hills Golf Club. Dubai Hills Estate spans 2,700 acres with three schools, a 54 km cycle network and around 1.45 million sq m of parks and open space. Al Khail Road and Sheikh Zayed Road connect residents to Downtown Dubai, Dubai Marina, Business Bay and Expo City Dubai.

The project suits buyers who value a branded residence next to parkland, with townhouses giving families extra space and compact one-bedrooms appealing to investors. The 80/20 plan is split into 10% on booking, 70% during construction and 20% on handover, expected around June 2029. Emaar's own listing showed only a handful of units remaining at the time of research, so early enquiry is advisable.
