Lyvia by Palace

Lyvia by Palace is a branded residential tower in Dubai Creek Harbour, developed by Emaar Properties and associated with its Palace hospitality label. Released in November 2025, it rises to about 50 storeys and holds roughly 478 homes, combining apartments on the upper floors with a small collection of townhouses at the base. Construction began in late 2025 and completion is scheduled for the third quarter of 2029.

Buyers can choose from one, two and three-bedroom apartments or three-bedroom townhouses. Portal floor plans show one-bedrooms from about 760 sq ft, two-bedrooms around 1,144 to 1,917 sq ft, three-bedroom apartments near 1,820 to 1,835 sq ft and townhouses of about 3,238 sq ft. The amenity programme includes an infinity pool and deck, a children's pool and splash zone, a padel court, a yoga zone, a multi-purpose room and landscaped terraces.

The tower is set within Dubai Creek Harbour close to Dubai Creek Marina and the Ras Al Khor Wildlife Sanctuary, known for its lagoons and flamingos. Neighbouring projects include Vida Creek Harbour, Address Harbour Point and Palace Residences. Property Finder estimates about 10 minutes to Downtown Dubai and Burj Khalifa, around 15 minutes to Dubai International Airport and roughly 20 minutes to Business Bay and DIFC.

Lyvia suits buyers who want a hotel-branded address with a broad choice of layouts, from compact one-bedrooms for investors to townhouses for families who prefer their own front door. The 80/20 plan asks for 10% on booking, 70% during construction in seven instalments and 20% at handover, expected around July 2029. Only a handful of units remained on Emaar's listing at the time of research.
