Bayview by Address Resorts

Bayview by Address Resorts is a pair of branded residential towers at Emaar Beachfront, the gated island community at Dubai Harbour. Emaar released the first tower in mid-2023 and a second soon after, attaching the Address Resorts name and its hotel-style services to the homes. Most of the stock has been taken up, but Emaar's own site still showed a small number of units available in October 2026.

The towers hold around 356 residences, delivered fully furnished. The mix runs from one-bedroom apartments of about 731 sq ft through two, three and four bedroom homes to large penthouses with four to six bedrooms, the biggest exceeding 11,000 sq ft. Each building has a 360-degree design with wraparound balconies and a shading facade, and residents share an infinity pool, shaded children's pool, raised lawn, barbecue pods and ground-floor cafés.

Emaar Beachfront sits between Dubai Marina and Palm Jumeirah, with its own access road onto Sheikh Zayed Road. Portal estimates place Dubai Marina and Sheikh Zayed Road about five minutes away and Downtown Dubai around 15 minutes by car outside rush hour. The community offers a 1.5 km private beach, a retail centre and easy reach of yacht clubs, restaurants and the malls of the Marina and JBR.

Bayview suits buyers who want a turnkey, branded apartment by the sea, whether as a holiday home or a short-let investment that can draw on Address-style services. The original plan was 90/10, with 10% on booking, 80% through construction and 10% at handover, which is scheduled for the third quarter of 2028. Remaining developer units and resale contracts should be compared side by side.
