Alva is an Emaar Properties townhouse release at The Valley, the green, low-density community that Emaar is developing along the Dubai–Al Ain Road. Booking opened at the end of March 2026, and broker data puts the phase at roughly 200 homes. Its success has already led to follow-on phases under the Alva name, making it one of the more prominent recent launches in the community.
The homes come in two formats
three-bedroom townhouses with an average built-up area of about 2,788 sq ft and four-bedroom townhouses of roughly 3,081 sq ft, set on plots that average around 2,135 and 3,600 sq ft respectively. Brokers point to a residents' infinity pool, gym, children's play areas, sports courts and a network of walking, jogging and cycling paths, alongside a café and BBQ areas.
The Valley is around five minutes from the Rugby Sevens stadium and eight from Dubai Outlet Mall, with Downtown Dubai about 20 minutes and Dubai International Airport about 25 minutes away by car, according to portal estimates. Several international schools lie within roughly 10 to 12 km. Community facilities include a town centre, the lagoon-style Golden Beach, a sports village and the Kids' Dale play park.
Alva suits families wanting a larger home with outdoor space at a lower price than established villa communities closer to the city. The payment structure is unusually even: brokers describe five equal 20% payments, one per year from 2026 to 2030, which equates to 20% on booking, 60% during construction and 20% on handover, expected in the first quarter of 2030.
