Address Villas Tierra at The Oasis

Address Villas Tierra is the first branded villa collection at The Oasis, pairing Emaar's Address Hotels and Resorts name with detached family homes in Dubailand. It was released in May 2025 with four-, five- and six-bedroom villas, and Emaar's project page lists prices from AED 13.16 million. Demand at launch was strong, and portals now describe developer stock as largely exhausted, so most buyers today will be looking at limited releases or the resale and assignment market.

Property Finder lists built-up areas of roughly 7,270 sq ft for the four-bedroom villas, about 7,920 to 10,390 sq ft for the five-bedroom layouts and close to 13,000 sq ft for the six-bedroom homes. The branding brings an expectation of hospitality-led services, and the wider setting offers a swimmable lagoon, beaches, pools, spa and wellness facilities, sports courts and pocket parks, all within walking or buggy distance of the villas.

The Oasis occupies about 100 million sq ft of Dubailand along Sheikh Zayed bin Hamdan Al Nahyan Road, with a quarter of the land given over to open space and amenities. Emaar highlights four international golf courses close by, and brokers place Downtown Dubai and Dubai Marina within roughly half an hour by car, with Al Maktoum International Airport nearer still. The community is planned for more than 7,000 homes in total.

Tierra is aimed at buyers who want a large, serviced family villa with a recognised hotel brand behind it, whether as a primary residence or a long-term holding. The plan is 80/20: 10% at booking, 70% across construction in seven instalments and 20% at completion. Handover is scheduled for the second quarter of 2029, with Property Finder giving June 2029 as the expected completion month.
