Palace Residences Al Mamsha is the first Palace-branded residential project in Sharjah, developed by Alef Group with Emaar Hospitality Group inside the walkable Al Mamsha community in Muwaileh. Two towers of 247 apartments are linked by a podium, with green courtyards, shaded walkways, sky terraces and double-height lobbies inspired by traditional Sharjah courtyard homes.
Homes are one to three-bedroom branded apartments. One-bedrooms of around 796 sq ft start from about AED 1.65 million, with two-bedrooms of around 1,162 sq ft and three-bedrooms of around 1,377 sq ft on request. A second phase, Palace Residences 2, is priced from about AED 1.7 million with handover in Q1 2029.
Residents have adults' and children's pools, a residents' lounge, fitness and wellness facilities, kids' play areas and two levels of basement parking, with Al Mamsha's souks, 06 Mall and Sharjah International Airport close by. The plan is 10% on booking, 30% during construction and 60% on handover.
